FAS Exteriors (formerly FAS Windows and Doors) provides roof repair in central Florida for leaks, storm damage, and worn or failed roof components on central Florida homes, finding the true source of each problem and fixing it to Florida Building Code and manufacturer standards. As a licensed, A+ BBB-rated GAF Master Elite contractor with two decades in Florida, we recommend repair whenever repair’s the right answer, not a full roof you don’t need.
Roof Problems We Repair
Most roof leaks in Central Florida start with a single failed component, not the whole roof. Our crews diagnose and repair the issues we see most often on Florida homes so that a small problem stays small.
- Active leaks and ceiling stains—Water traced to its true entry point, often several feet from the stain inside your home
- Missing, lifted, or creased shingles—Damage caused by high winds, fallen limbs, or normal aging
- Flashing failures—Worn or loose metal at walls, chimneys, skylights, and valleys, one of the most common sources of roof flashing problems on Florida homes
- Cracked pipe boots and vent seals—Openings that let water in around plumbing and exhaust penetrations
- Damaged drip edge, soffit, and fascia—Weak points along the roof edge where water and pests can enter
- Ventilation problems—Trapped attic heat that shortens shingle life and raises cooling costs
- Localized deck damage—Plywood softened by water beneath the shingles in a contained area

Why Fast Roof Repairs Matter in Central Florida
Summer storms in central Florida can deliver rain almost daily, and high humidity keeps moisture trapped. A small leak that seems minor can soak insulation, rot roof decking, and feed mold growth within weeks. Many insurance policies also exclude damage caused by long-term leaks or deferred maintenance. Repairing early protects your home and your coverage.
How a Roof Repair Visit Works
A roof repair should be predictable from the first call to the final photo. Every FAS Exteriors repair follows the same five steps so you know the cause, the cost, and the fix before any work begins.

Repair or Replace? How Florida’s 25% Rule Affects Your Roof
Florida’s building code has long limited how much of a roof can be repaired in a 12-month period before the entire roof or roof section must be brought up to current code. That threshold is 25 percent.
The rule changed for newer roofs. If your roof was built, repaired, or replaced under the 2007 Florida Building Code or a later edition, which took effect March 1, 2009, only the repaired portion must meet current code even when more than 25 percent’s affected. Roofs installed before that date may still require full replacement of the affected section once damage passes 25 percent.
During your inspection, we check permit history and roof condition to tell you which applies. If replacement’s the better investment, we explain why and walk you through your roof replacement options. You can also review the signs that your roof needs replacement.
Storm Damage and Insurance Claims
After a storm, we inspect for wind and impact damage and provide photos and written documentation for your insurance claim. Under current Florida law, new property claims usually must be filed within one year of the date of loss so schedule an inspection soon after any major storm.

Frequently Asked Questions about Roof Repair in Central Florida
Here are our answers to the questions that Florida homeowners ask us most often about repairing their roofs.
How do I know if my roof can be repaired instead of replaced?
A roof’s usually a repair candidate when damage is limited to one area and the remaining shingles, flashing, and decking are sound. Widespread damage or a roof near the end of its service life often points to replacement. An inspection with photos will answer the question for your specific roof.
How quickly can you repair a roof leak?
For active leaks, call 866-737-7173 so we can prioritize your inspection.
Do I need a permit for roof repair in Florida?
Many Florida jurisdictions require permits for roof repairs above a certain size. We check local requirements and pull permits when needed.
Will a roof repair match my existing shingles?
We match color, profile, and manufacturer as closely as available products allow. On older roofs, exact matches may no longer be manufactured, and we’ll show you the closest options before work begin.
Does homeowners insurance cover roof repair?
Insurance typically covers sudden damage from covered events such as wind or falling trees, not wear or long-term leaks. Coverage depends on your policy and deductible. We’ll provide documentation to support your claim.
Will a roof repair affect my manufacturer warranty?
Repairs made by a certified contractor with manufacturer-approved materials help to keep warranty coverage intact. Repairs by unqualified installers or do-it-yourself (DIY) fixes can put coverage at risk.
What locations does FAS Exteriors serve?
